Do You Ever Turn Down a Listing?

As real estate agents, we are constantly visiting homes, meeting new clients and completing transactions.  There are times when we visit a home that is a real challenge.  The challenges can be due to location, lack of updates, strange floor plans, homes that are not maintained, really bad decor, etc.

 

For me personally, I do and will continue to turn down some listings.  There are some challenges that I am simply not up for.  This has nothing to do with me thinking that any listing is beneath me.  For me the factors that would keep me from taking are listing are:

 

1.  Unreasonable people.  Homes are really not the challenge as they can be improved and changed.  

     Difficult or unreasonable people however, are typically set in their ways and can make life miserable.

 

2.  A neighborhood that I really don't know well.  The Houston area is huge and I have lived here almost

     all of my life.  I sell all over but there are some areas that are really out of my realm of expertise.  If I

     feel that I will not be able to really do a great job in an area I will refer it out for sure.

 

3.  Moldy homes!  Here in South Texas the humidity can wreak havoc on our homes.  If not properly

     ventilated or if leaks are not repaired, the mold can take over very quickly.  I can be in a home for just

     a few minutes and if there is mold, my allergies will kick in fast!  Mold can be such a litigious factor in

     our area.  If clients are not willing to have a mold issue re-mediated, I am outta there!

 

4.  Dangerous homes!  I have been in homes that were so poorly maintained that it was dangerous being

     in them.  In no way will I take an "as-is" listing that could be a danger to potential buyers.

 

5.  Meth Houses!  No way - no how!

 

So yes, I do turn down listings from time to time.  Sometimes I just don't feel a "fit" and that is OK.  Working alongside clients is a privilege.  Being honest and upfront is so important.  As agents we all have our standards and our limits.

Indeed I reserve the right to turn down a listing.  Going with the gut feeling saves time, money, effort and a lot of stress.

Yes, I have turned down listings. Primarily due to over-pricing. I'm glad I did, they never sold.

I believe that being honest as you say is very important and just as in your experience I find that people are the biggest variable to determine whether or not a listing should be turned down. If an owner is unwilling to back down off of a price that no one is going to pay then that would be an example of one I can stay away from. Unfamiliarity with an area won't keep me away as research can fix that, and as far as a home being a hazard honesty with the buyer is key when the seller states "as is" that has to be thoroughly defined and if you still get a willing buyer then I won't turn away from the closing. Good luck. Not many meth houses here in the islands hopefully it stays that way.

That is a good list and explanation why one will not take every single client.

Good morning, Paula.... oh, yes, we DO turn down listings.... no so much for the type of home or property but for the type of homeowner....the more unreasonable up front, the worse it will be later....

I'm with you on the mold -- The minute I walk into a moldy home I start getting congested - blech.

I've fired more people than has fired me.  I try working with them but some are better left to their own demise.  Most learn and get back with me some go to foreclosure

I have never had to turn down a home based on property conddition, only on owner attitude or serious pricing dispute.
