Sometimes you can have a lot of balls in the air, but that doesn't mean things won't work out. I'm closing two sales this week that are very intertwined. I listed a house for a great family, and I also helped them find a new home. Ironically, I also found a buyer for their house. My sellers had to find a buyer in order to fulfill their home sale contingency on their purchase, and the buyers had to get through the USDA maze on the way to the closing table.

With all of the balls in the air, there were a lot of duplications. There were two home inspections, two appraisals, two different closing companies and two different lenders. With the number of moving parts on this one, I'm thankful that there wasn't another agent involved. All of the communication came to my office, and that has helped keep us on track. Would I want to do it again? Not anytime soon.

There were so many things that could have gone wrong in this process, but fortunately, everyone did their jobs well, and it worked out like planned. I think it even surprised the buyers on both sides. They were expecting a hiccup along the way, and surprisingly enough, there were none. I was even a little surprised at that one. Both buyers were making contingency plans, but they won't need them on Friday.

Sometimes you can have a lot of balls in the air, but that doesn't mean things won't work out. It's one of those times where your skill and finesse get to shine. I'm not sure I need this much shining, but it has been great seeing things come together and working out for both families.

Mike - keeping all of the  balls in the air moving in the right direction is a daunting task.  Or better said,  It is multi-tasking.

Nicloe Doty, in a case like this it was a real benefit to be a solo act. This is the same way I like to do short sales. It makes it much easier.

Mike, congrats on your closings. I enjoy my job when it feels like I have a lot on my plate that I have to juggle. It gets me excited, and motivated, and I would prefer having to work with clients on getting their transaction closed than prospecting for new business any day.

Profitable hoops.  I have something like that coming up.  A client wants to sell 4 homes all at the same time and do a 1031 Exchange for one larger commercial property.  So I need to get 4 buyers lined up to close at the same time and make sure a suitable property is available.  No middle ground.  I close all or none.
