Sometimes you can have a lot of balls in the air, but that doesn't mean things won't work out. I'm closing two sales this week that are very intertwined. I listed a house for a great family, and I also helped them find a new home. Ironically, I also found a buyer for their house. My sellers had to find a buyer in order to fulfill their home sale contingency on their purchase, and the buyers had to get through the USDA maze on the way to the closing table.
With all of the balls in the air, there were a lot of duplications. There were two home inspections, two appraisals, two different closing companies and two different lenders. With the number of moving parts on this one, I'm thankful that there wasn't another agent involved. All of the communication came to my office, and that has helped keep us on track. Would I want to do it again? Not anytime soon.
There were so many things that could have gone wrong in this process, but fortunately, everyone did their jobs well, and it worked out like planned. I think it even surprised the buyers on both sides. They were expecting a hiccup along the way, and surprisingly enough, there were none. I was even a little surprised at that one. Both buyers were making contingency plans, but they won't need them on Friday.
Sometimes you can have a lot of balls in the air, but that doesn't mean things won't work out. It's one of those times where your skill and finesse get to shine. I'm not sure I need this much shining, but it has been great seeing things come together and working out for both families.
