Fun With Maps or Every House Is In Toluca Lake
Toluca Lake is such a wonderful, unique area. It has so much to offer that once one moves here, they find it very difficult to ever move out. In the past, "Toluca Lake proper" was described as the part of North Hollywood (City of Los Angeles) bounded on the north by Camarillo St., Pass Ave. to the east, Cahuenga Blvd. to the west and the L.A. River to the south. As time marched on, additional streets found themselves enjoying the cache of being located in Toluca Lake as did a number of Burbank streets (the Burbank side of Toluca Lake). All that is pretty clear to most Tolucans and those who love this special area.
Recently, though, I've noticed that some agents seem to be unable to read a map and are advertising listings as being in Toluca Lake when they are absolutely not. We're not talking about a 1 or 2 street "mistake" but a deliberate exercise in subterfuge in attempt to enhance a property's value. While a lovely area of Burbank, streets south of Magnolia Park are in Toluca Woods, not Toluca Lake. Streets west of Vineland Ave. (some would say Lankershim Blvd.) are in West Toluca Lake. I think you're getting the picture. While our MLS does not currently have designations for "The Woods" or WTL and allows that field of input to read "TUL", any real estate agent who present themselves with honesty, transparency and scruples would then indicate in the property description that the home is located in the charming neighborhood of Toluca Woods, Toluca Terrace, West Toluca Lake or wherever.
Playing games with maps is not fair to potential buyers, sellers, other agents and the community. Do those who do it really believe nobody will notice or even care or are they just desperate to make a sale? I don't have the answer to that but know my Toluca Lake neighbors and I certainly notice and don't like it one bit. To those having fun with maps: If you want to be in the real estate business and maintain a good relationship with the community, learn how to properly use a map as it's not possible for every house you hope to list to be in Toluca Lake.
