This shows a 17% year over year increase in homes sold in Jacksonville Beach, FL.
The lower end appears in this scenario to have grown by 109%, which is a straight statistic. Reality tells me there could very well be a HUGE difference between the two lowest priced homes in each January. The home that sold for $95,000 was a 2 bedroom foreclosure with 939 square feet. The home that sold for $199,000 was a 2 bedroom, 2 bathroom home on a HUGE lot with an in ground swimming pool.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
