Are you ready to list with a REAL real estate agent?

This was the unfortunate comment left on a voice mail to a very good friend of mine when they decided that selling their home was not the right move for them at this time. These close friends of mine had made a smart purchase three years ago when the real estate market had hit it's bottom and now they are reaping the rewards of having quite a bit of equity built up. I had listed their home for sale a few months ago on the chance that they might be able to find a slightly larger home with a pool before Summer.

After taking them out to view a dozen or so properties and after careful consideration of all their options they decided to stay put and do some renovations to their current residence so I canceled their listing. I made sure to delete all of their personal contact information in the MLS listing as I know there are plenty of sharks circling the waters ready to pounce on unsuspecting homeowners once a canceled or expired listing registers in the MLS. I even warned my friends that they would most likely receive plenty of marketing materials from other agents asking for their business now that their listing had been canceled. 

However, somehow agents found access to both my friends cell phone number and her husbands. They each received an onslaught of phone calls from over thirty real estate agents within days of me canceling their listing. A few agents were courteous merely asking my friends to think of them if they were to ever re-list. But the overwhelming majority of agents that called my friends were not only high pressure salesmen but extremely relentless, rude, arrogant, and downright unprofessional. One agent called more than ten times in a row before finally just leaving a voice message with their high pressure sales pitch. A few agents relentlessly called my friend and her husband back and forth until one of them finally answered and read them the riot act for being so rude. But one agent actually said the statement "Are you ready to list with a REAL real estate agent?"

My friend was so appalled she asked the agent for their full list of information including website information and social media information to which the agent gladly provided thinking this phone call was leading to success. Instead, after gathering all of the agents information my friend simply informed him that she is very close friends with me and would never use any other agent to buy or sell a home with and not only that but she was now going to blast this agents information all over her social media as someone that should never be used by anyone because of how unprofessional they were. 

Homeowners; Be aware that if you ever cancel your listing when selling a home you will receive a lot of marketing and advertising materials from other agents promoting themselves in an attempt to get your business. If you truly were unhappy with your representation then you'll have ample opportunity to review other agents information to perhaps find a better fit for you if it's your intention to re-list your home for sale.

Agents; I understand we have to market ourselves. It's the business that we are in. But never lose sight of the fact that your high pressure sales tactics are going to do more harm than good most of the time. My friends were prepared to receive (and discard) all of the marketing materials from agents once I canceled their listing. What they weren't prepared for was the non-stop, sleazy tactics of the overbearing business practices some agents choose to employ. You don't need to tear others down to build yourself up. If you are that confident in your abilities then that's good. But don't assume someone canceled their listing or let it expire because they were unhappy with their agent.

 Good morning Nicole. I know that there are a lot of companies that really put pressure on agents to call expires and FSBO's. I think that this is the reason that real estate agents are viewed in the same light as used-car salesman.

Good morning Nicole. There are lots of agents, most likely new agents that start working the expired listings. What is most important, the relationship you have with your client and friend.

If an agent is that desperate to get a listing I would not walk away I would run.  that is after lodging a complaint with the real estate commission on the unprofessional conduct of that agent

Isn't it a shame that there are so many working with the business model of tearing others down to look good! Michael Thornton is right there are many companies that pressure agents to call expireds and FSBO's. Too bad they forget to train them to be respectful so they don't come off as a used car salesman.

Ed - I had no problem with my friends getting solicited by other agents. I even prepared them for it. But a lot of the comments by them were very disturbing.

Michael J - The one guy in particular not only did not make a friend he made an enemy.

Bliz - That is too funny! How true is that statement!

Evelyn - I tried to wipe out all of them personal information but these agents got access to it somehow.

Tammie - I do send out a mailer to them. That's it. No pressure. Just information. I don't tear down any other agent I simply present who I am and what I can do for them. 

Michael T - It is unfortunately what keeps perpetuating the stereotype.

Joe - Cold calling someone you've never met and talking negatively about another person who you've also never met just comes across as petty and rude.

James - I probably would have had it not been a good friend of mine who took matters in to her own hands. He got enough negative publicity with her chastising him across the internet. 

Dorie - I feel like this blog post could be considered by some to be tearing these high pressure agents down but it's not meant to be that. It's just a reminder to us all to not assume someone canceled their listing because they were unhappy with their representation. A lot of times situations in life change and the homeowners just decide to stay put instead of sell.

Sham - People can accuse me of a lot of things but not being direct isn't one of them.

Gabe - I loved it too. My response to her when she told me was "You did not do that!" And she said, "Yes I most certainly did!"

BRAVO!  I love your friend, I think what she did is amazing and the agent deserves whatever he gets (or doesn't get) because of it.

Roger - I laughed when she told me what she did. I felt embarrassed for that agent.

Richard - They've pretended to be regular people? That's a new one for me.

David - I don't know. I wiped out everything in the MLS listing. I'm guessing they pay some sort of service that can get them that information somehow.

Ah...the Ferry school of cold calling.  I used to sit outside an office of a heavy hitting team that did this.  Other agents would so offended when their listings expired and they got the call, "When are you going to hire the right real estate agent to sell your home?"  I knew those calls would happen when my listings expired, so as the time approached, I would go to the agent making those calls and offer them a referral.  If I can't keep a listing, who am I to tell someone else how they secure theirs?

Whoa!!!  Kuddos to your friends for blasting the agent who was cramming himself down their throat!  I try really ahrd to follow the Gold Rule even though so many people tell me I need to be more aggressive.  If I don't want my phone ringing all hours of the evening, why would I ever do that to someone else.....

Why didn't you put in the listing sheet:

OWNERS DECIDED NOT TO SELL.  They are not selling.  DO NOT CALL THEM ON THIS CANCELLED LISTING.  THEY ARE ON A DO-NOT-CALL LIST!

The 30 or so calls they got were from agents hustling.  

There are MANY posts written on Active Rain that suggest agents "work the expired" and call expired and canceled.  The amount of phone calls would have been pared down considerably, maybe to 1 or 2, had you put in the listing sheet something along the lines of the above.  

Don't blame agents trying to do their hustle, you could have written something in the listing since you took out their phone numbers, etc. -- you knew what was going to happen.

I work expired and canceled listings, after all it is a segment that is interested in selling, right?  Yet, I'm glad to report, I DO NOT, get aggressive with a pitch.  Don't really see the point, being pushy, salesy, does not get you ahead.

Frankly these "real" real estate agents are probably never recommended by their own clients, since the appear to lack civility and professionalism.

A lack of professionalism is what  I see as the problem here.  The actions of some people certainly serve to send a message and make a negative impression.  If I were unhappy with my current agent (or one I just fired) I wouldn't choose one of the agents who called me as the replacement.  I would find a new agent by doing my own research. Sorry, but contacting expireds by phone is like ambulance chasing as far as I'm concerned.

I guess I am at the other extreme. When people cancel I do not go after them at all.  I used to send a letter but that was it.

Chris Ann - Cold callers are the same as door knockers. It isn't for me and I don't understand that approach to anything. I would rather sell 10 homes a year being a people person and customer service focused than sell 50 homes a year being an aggressive high pressure salesman. Money doesn't mean that much to me.

Susan - I had no problem with them calling, it was the "tear down another agent" approach that a lot of them took. There's no need for that.

Carla - Actually Carla I did put in the listing that the owners decided not to sell and are staying put. That doesn't stop high pressure salesman from calling. "Hustling" as you call it is one thing but tearing down and bad mouthing another agent who you don't even know is quite another. I didn't mention the agent by name and I never called them sleazy personally. I don't even know that agent. Maybe you don't consider cold calling and attacking another agent a sleazy approach but I do. There were a handful of agents who were pleasant and left very civil messages explaining who they were and if they could be of any service to give them a call. That's the right way to do things. I have appreciated your comments on my posts in the past but I feel this one was a little more attacking by laughing and calling me names. I won't delete your comment but I would appreciate a little more civility in the future. 

David - I did comment earlier that I send out a mailer myself to expired listings. We all do it but there's a line between simply advertising your services and trying to smear another agent whom you've never met or have any relationship with. I've been a very successful agent for 17 years so what exactly does that agent constitute as a "real" agent? Have they never had an expired or canceled listing in their career? I bet they've had plenty. So does that mean they are not a "real" agent either? It was a slimy sales pitch and there's just no reason for it. 

Sharon - That was my point exactly. A lot of the agents, including the one in which their comment was highlighted in this post, showed a lack of professionalism in my opinion. They are the ambulance chasers of our industry just looking to make a buck. They aren't in this business to care about people and guide them through one of the biggest decisions they'll ever make. People are just a dollar sign to them.

Gary - I do send out a simple mailer. That's it. It doesn't make reference to anyone elses failures or inabilities. It simply lists my brokerage information and asks them to contact me if I can be of any service to them. I've gotten two listings already this year from mailing to expired listings. But I did it the right way. By touting my abilites and not diminishing others.

That is it, I figured it out, these guy/guy is a movie buff and they get their scripts from the movies.  Of course it always works on the big screen so why not for them.
