Kingsbrooke Single Family Home Report: February 2015
Single family home buyers in Bristow are out and about. They didn't even wait for the weather to warm up. I was house hunting with buyers during some of the snow storms. So let's take a look back and see what happened in the Kingsbrooke single family home market in February and compare it to last month (January 2015) and last year (February 2014.)
HOMES FOR SALE IN KINGSBROOKE
2 Listings were Active: Both Regular Sales
There were two Kingsbrooke single family homes available to buyers when February came to an end. That's two more than we had for sale at the end of January. As such, we will only take a look at the average list year to year. The average list price for a Kingsbrooke single family home was down over 12% since last year. These numbers for listings include larger and smaller single family homes. It appears the majority of homes sold this time last year were all larger single family homes. In other words, I wouldn't get upset that values are falling. When it comes time to sell, we'll compare your home to others like it.
HOMES UNDER CONTRACT IN KINGSBROOKE
2 Listings were Under Contract: Both Regular Sales
There were two Kingsbrooke single family homes under contract at the end of February, same number as there were in January. The high list price at time of contract was down 22% since last month and high marketing time was unchanged. The low list price at time of contract was unchanged since last month, but low marketing time was 99% faster. The average list price at time of contract was down nearly 13% since last month and down 18% since last year. The average marketing time was 32% faster since last month, but now 600% longer since last year. Again, it's important to remember that sometimes the homes in Kingsbrooke that sell are the smaller single families. When it's time to sell your Kingsbrooke home, we'll look at like homes.
HOMES SOLD IN KINGSBROOKE
1 Listing Sold: A Regular Sale
Only one Kingsbrooke home made it settlement in February. That's better than none in January, but that also means we only have comparisons to last year. The average sold price was up nearly 23% since last year and the average marketing time was 4% shorter. It seems that the beginning of the year is a slower time frame for Kingsbrooke home sales, but it is not due to buyer demand. Buyer demand has been high. Kingsbrooke sellers would be wise to look at off peak market times to sell.
