Real estate sales in Monroe CT for March 2015  INCREASED 22% as compared to March 2014 closed sales.   

Average list and sales prices both INCREASED 7% and 8% respectively with the median home price UP 8%. 

 

Market absorption came in at 8.91 months meaning it would take 8.91 months to sell off the present inventory of 98  homes placing Monroe in a buyer's market statistically.  Still low sales overall combined with an increase in inventory led to the higher than normal absorption rate.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 7.54 for the last three months, which statistically is a buyer's market.

Even though better than March of last year, sales took a dip from last month. Should go up from here over the next few months, historically the highest in sales as the graph proves.
