The Benefits of Using a Coming Soon Listing Sign

When Zillow first popped up with the Coming Soon home for sale strategy, I thought it was kind of a waste of time. It wasn't until I spent more time thinking about how to use that strategy in conjunction with a seller's marekt that it truly hit home what a remarkable way this is to sell a home. Zillow's other promotion, the offer thingie, where you basically tell a buyer it's priced too high and there is money left on the table, well, I don't happen to think that is a good idea in our market, but the Coming Soon strategy definitely works wonders.

Elizabeth - I guess that a coming soon sign could certainly generate interest for the seller, especially in a market with low inventory. Like you said, more buyers will have the opportunity to know it will be coming on the market, and may potentially increase the number of offers, as well as the offer price.

Troy Erickson I've sold a couple of Coming Soon listings through an offer the buyer prepared on Friday after viewing, which was accepted Sunday night after the open house because it was highest and best, and sometimes, I hate to say, the only. LOL. But ya only need ONE good offer!

Chris Ann Cleland I imagine that our MLS will shut it down because it's just too easy for some agents to abuse the system. I'm making hay while the sun shines, tho.

Gabe Sanders It' a super great strategy for sellers because it truly pays off for them by generating extra excitement.

Conrad Allen Try it. Put a coming soon sign on a listing and post it in Zillow before it goes on the market and I think you might be amazed at the additional interest.
