Prior planning pays when meeting for the first time.

 

After conversing via phone, email or text for several months, discussing potential homes in areas of interest, the time has come to make an in-person face-to-face appearance. Preparing prior to meeting out-of-area buyer clients for the first time will be to your advantage and to their appreciation.

 

Here are some things you can do:

  • Compile a list of homes to show
  • Make a personalized file with all docs
  • Create an agenda to stay / keep on track
  • Request a pre-approval or proof of funds
  • Send out a reminder of time, date and place

 

This is an exciting time for buyer clients, knowing they have chosen a true professional as their guide to home ownership! Be on the ready to answer any and all questions and soon trust will strengthen the bond of confidence between you and them. That is a worthy goal to attain!

I always send a home tour map on showings where there's more than 1 home being viewed (taking advantage of those little perks we pay for with ShowingTime in our MLS). That really comes in handy for out of town buyers and it keeps potential clients on track (I won't be adding a last minute house to that list, it's firm). I send out a personal sheet they can use their phones to fill out or print one and take it with me, that allows them to check off qualities and rate the houses and write notes. I take photos while there that way if they houses start blurring I got backups.

I've never thought of making an agenda to share with the client--of course, I have the day mapped out !  That is a good idea though, so they can see all the prep work you have to do in advance!

It pays to be prepared and also have a back up plan in case of traffic emergencies. Leave enough time between showings so you don't have to rush.
