Sorry, Sellers, This is Why Your Home Did Not Sell in a Year

Sometime Sellers set rules that are self-defeating. 

Here is an example taken from one of the listings here in Prescott.

Please ONLY show to qualified (meaning it's in their price range and they like the area and style of the home), ready-to-buy buyers (meaning this is a buying trip and they don't have a home they need/want to sell first).

Wow! Does this ever narrow the number of showings. How many Buyers will be ready to buy a home only after they have met these criteria?

  • Many Buyers go out several times before they actually have everything in place.

  • Many also want to find the new home well before they have their first home sold.

  • Many Buyers do not want to rent and move twice.

There is another reason this home did not get sold"

  • There is ONLY ONE PICTURE!

  • There is NO Virtual Tour!

I think the desire for privacy may have been the reason there are no pictures. The desire for privacy needs to be weighed into the decision to sell. The example in this post is a home in the $600,000 to $700,000 range.

Listing Agents:  Would you take a listing with restrictions like these?

I can understand the desire to only have the home open to SERIOUS buyers, of course as you say, this must be weighed against the lack of momentum that they are going to see in the buyers and agents.

Of course limited showings should really be balanced with additional photos, floor plans and videos.

John,  I would pursue the expired listing and have a serious conversation with the sellers. Increase/enhance their motivation with ground rules ... more flexibility, more photos, more showings.  If they don't agree then you've lost nothing but a hour or so of your time.

Thanks, Bob Crane. There was no balance and no photos or tour here. It appears that this Seller is not really motivated to sell.

Kathleen Daniels -- I usually put more like 3 to 4 hours into preparing for a listing appointment. It is probably worth that much time to try to get the listing. The home itself is quite impressive and really does have a lot going for it. I may do a "drive-by" in a little while.

Do you know that it was the sellers who dictated only one photo? Perhaps it was a case of a lazy agent. 

I do understand wanting the home shown to qualified buyers rather than those with no hope of purchasing, but being qualified doesn't mean they're ready to make a decision today. 

I agree with Kathleen Daniels - have the conversation before you decide if this is one to pursue or forget.

Marte Cliff -- This property was listed by the Broker that has a major share of the high-end market here. She advertises heavily and usually hires a professional photographer. I believe the way this home was advertised was dictated by the Seller.

Which means ... the seller doesn't understand how real estate sales work? I suppose it's still worth a conversation. Sometimes people DO learn from their mistakes.

This is a marvelous home. I really do want the listing if the Seller will listen and learn and if they really do want to sell.

There will likely be a lot of contention to get the listing.

The history on this listing shows that the text was changed and all the pictures were removed within the last day or two. The listing is now back on the market. The listing Broker may have had trouble getting extension signed in time. 

I believe this tactic was done in order to discourage other Agents from pursuing the listing.

Good morning John. There is no such thing as a bad property, to me it is all about price and how it is presented. The motivation part is another story, if that is not there, it may not be worth your efforts.

Only one picture! Don't get me started on that. I show my MLS listings to my seller clients. They have a right to see how I'm marketing the property. The sellers also must have some big ego about their home if they think it's going to sell with restrictions like they have.

I wonder if our MLS Association knows what happened here? 

I wonder if it is legal according to our MLS rules?

The concern for privacy seems a bit exaggerated on the part of the sellers. Can"t sell an invisible house!
