Sorry, Sellers, This is Why Your Home Did Not Sell in a Year
Sometime Sellers set rules that are self-defeating.
Here is an example taken from one of the listings here in Prescott.
Please ONLY show to qualified (meaning it's in their price range and they like the area and style of the home), ready-to-buy buyers (meaning this is a buying trip and they don't have a home they need/want to sell first).
Wow! Does this ever narrow the number of showings. How many Buyers will be ready to buy a home only after they have met these criteria?
- Many Buyers go out several times before they actually have everything in place.
- Many also want to find the new home well before they have their first home sold.
- Many Buyers do not want to rent and move twice.
There is another reason this home did not get sold"
- There is ONLY ONE PICTURE!
- There is NO Virtual Tour!
I think the desire for privacy may have been the reason there are no pictures. The desire for privacy needs to be weighed into the decision to sell. The example in this post is a home in the $600,000 to $700,000 range.
