Lake@Walnut was built by Standard Pacific Homes and consists of 111 condominiums including five live/work units. Eight different flat style and two story townhouse style condo floor plans range in size from just under 1000 to over 1500 approximate square feet. Live/work units range from about 2000 to over 3000 square feet. There is also ground level retail in the building.
Located at 931 East Walnut Street at Lake Avenue the complex extends to Mentor Avenue and creates an imposing presence.
The location is close to the Gold Line Lake Avenue station plus multiple freeways and is just north of Colorado Boulevard and the Rose Parade which is held each January 1.
Numerous shopping, dining, entertainment and cultural options are easily accessible. The www.walkscore.com is 89 considered very walkable.
First sales closed at Lake@Walnut in 2009. Condo units boast(features vary by plan) washer-dryer connections(either stack or side-by-side), offices, tech areas, media rooms and extensive closet/storage spaces with open floor plans. Most units have a deck or patio space.
The common areas include a lobby entrance, fitness center and landscaped courtyard areas with fountains and a barbecue area Interesting artwork is also a part of the common areas. There are multiple elevators and subterranean parking which is accessed off Mentor Avenue for the professionally managed complex.
There are currently two condos available in the complex. One is a one bedroom unit with approximately 1045 square feet priced at $479,000 and the other is a two bedroom/two-and-one half bath two story plan with den and approximately 1480 square feet priced at $698,000. There is also a unit in escrow. So far in 2015, there have been five mls-reported closed sales ranging from $440,000 to $519,000 with an average sales price of $488,400(median sales price $490,000). They have sold at 99.23% of last list price and for $443.04 per square foot on average.
In 2014, there were nine mls-reported sales. These transactions ranged from $450,000 to $735,000 with an average sales price of $573,000 (median $545,000). They sold at 98.31% of last list price and for $480.50 per square foot on average. For full year 2013, there were eleven mls-reported closed transactions ranging from $390,000 to $700,000 with an average sales price of $603,000(median $655,000). They sold at an average 101.66% of last list price and for $438.74 per square foot.
