Ossipee NH | October Home Sales Report  - Ossipee October home sales dropped 62.5% from September and were down 50% from October 2014.  Single-family home sales through October, however,  continued up nearly 17% for the year to 76 closed transactions compared to 65 a year earlier.  With the sharp decline in month over month sales, home sale dollar volume also fell a whopping 82.5% to $665,000 and 61.3% in an October year over year comparison.  Despite this, the value of Ossipee homes sold YTD through October was $15.4 million, 96.04% for the year compared to the same period last year.

October saw 9 single-family homes added to inventory, down 31% from September and unchanged from October a year ago. Total new listings for the year were down year-over-year 7.65% to 193 single-family homes.  Currently, there are 114 single-family homes available for sale, an 18-month supply based on an average monthly absorption of 7 housing units over the previous 12 months.

Meanwhile, the October median home price also fell 12.06% year over year to $127,500.  For the 10 months ended  October 31, the median price of a home in Ossipee stood at $165,000, up 43.5% from 2014.

On average Ossipee homes took longer to sell this past October than a year ago, rising to an average of 206 days on market, up from 187 days a year ago, or an increase. YTD through October, however, the pace of Ossipee sales remained slightly quicker on average than in 2014 with homes on market an average of 147 days, or 3.29% lower year over year.
