Yukon Oklahoma is a vibrant suburb on the west side of Oklahoma City and it has one of the higher rated schools systems in the area. The neighborhood of Surrey Hills was built around a golf course in the 1960's and since that time the land around has had continuous construction of new homes with prices reaching $400,000 for a single family home. A builder I worked with just found a piece of land in the heart of Surrey Hills where we are going to build 18 duplexes. Why duplexes? Because the land has gotten very expensive and building an affordable single family home is not possible. The land we found is a prime location because if you look out your front yard you can see the clubhouse of the golf course to the north, and to the south you have a highly rated elementary school in walking distance. The planned size is 2610SF total with each side having 3 bedrooms, 2 baths, and 2 car garages. They will have 3 CM granite in the kitchen and baths, stainless steel appliances including a gas stove, microwave oven, and dishwasher, and we will include a 6 foot privacy fence, garage door opener, and 2 inch faux wood blinds. The cost? Only $257,000 per duplex, and if you are an investor with property management included and paying for a 20% down loan, you cash flow is at the minimum rent, $970 a month. This is a great deal either for someone looking for a home at $128,500 in a great neighborhood, or an investor looking for high positive cash flow. Construction begins November 15th.
