2. GET PRE-QUALIFIED: You should meet with a local and trusted Loan Officer who can pre-qualify you to buy a home before you start your search.

3. MAKE A GOOD OFFER: The short list of tips are to eliminate contingencies, keep inspection times at 7 days, close in 30 days for a conventional loan and 45 days for FHA. Follow the directions for short sales or bank owned homes carefully

That is a true story Susan Haughton that the seller at the time, who then bought a new house from me, tells others the story, who then call me asking if i can sell their horse. It has been a great referal tool that the buyer agent who did it may never know.
