Aloha with news of Princeville Kauai!

First of all – I’d like to wish you a very Hau’oli Makahiki Hou – filled with love, health, peace and prosperity —- and your own piece of paradise, wherever it may be. Dec 15 closed with rush, posting 82 sales which barely surpassed the 80 sales of Dec 14. Year to date we ended up with 992 sales compared to 1002 for last year.

Sales seem to be holding steady – and we are all looking forward to a great 2016. If you find yourself interested in buying or selling, get the facts before making a move. That’s why I’m here! It was not a busy week, as you might expect, but there was one new escrow in condos and two homes found a buyer. Here is your update:

Ocean view Alii Kai 6103 is newly listed for $639,999 since selling for $354K in 12/11.

Contingent:

After 368 market days, Kaiulani 40, with a price of $1.249M, went into escrow. The last sale was for $950K in 4/12.

Sales:

Cliffs 3201 sold for $350K cash while listed for $369K. This condo was purchased for $434,500 in 5/06.

Plantation 212 was priced at $479K and closed for $470K. The prior sale was for $560K in 3/07.

Hanalei Bay Resort, 1537/38 sold for $500K while listed for $539K. The seller bought this unit for $430K in 8/04.

Under Contract:

Nihlani 23C, priced at $629K, moved to under contract and will be closing soon. The last sale was as an REO for $469,900 in 8/11.

Now on to your Princeville single family home update, which was minimal.

Back on the Market:

After a brief time in escrow, 4260 Waileia Place is back on the market with a price of $679K. The seller paid $665K in 3/07.

Contingent:

5295 Pokii Lane found a buyer in only 16 days while priced at $649K. Also going into escrow is 5136 Napookala Circle with a list price of $1.499M. The last sale was for land in 4/14 for $430K.

Expired:

3881 Albert expired while it was ‘temporarily withdrawn.’ The list price was $649K.
