Home Staging Tips for the NEW YEAR!
Some sellers take their homes off the market during the holidays, while some sellers are beginning the new year by listing their home. And there may be some sellers who are wondering why their property hasn’t sold.
Whatever the case, it’s a NEW YEAR and that means a fresh start.
Here are some Home Staging Tips for the NEW YEAR that can help you get your house sold.
Neutralize your house. This does not mean to make it devoid of any feeling or color! What it does mean is to take away the taste-specific colors, flooring, art, etc that could restrict the appeal of your property to a limited number of buyers.
The leopard wall in the entry that you hand painted may be near and dear to you, but when that’s the first thing a buyer sees...trust me, it will be how they identify your house.
Edit Let your buyers see what they’re buying! I hesitate to use the “D” word (declutter) but the truth is, too much of anything…. photos, furniture, books …. are a distraction to the buyer’s eyes.
Walk your house! Our eyes become numb to what we see on a daily basis. The neglected plant at the front door, that worn carpet in the living room, the “junk” room… you may miss them but your buyers won’t.
Yield to the Power of the LIGHT side. Everything looks better with the right light. And yet, so many rooms I see have only the one overhead light that came with the house, or a few table lamps for lighting.
Even a house with high ceilings and large windows needs help with lighting. When I consult on a house, the first thing I ask is for the seller to turn on every light. It’s amazing how much better everything looks with that one act.
Elicit an emotion. Show the possibilities of your property. What was it that you loved that made you buy it?
There’s nothing wrong with trying to elicit that “I could live here” emotion by showing how mom could be preparing dinner while the kids are sitting nearby working on their homework.
Adapt to the current local market. This is when you will want to make sure you’ve hired the right professionals to help you. Your local agent will tell you what your area is doing and what seems to be top of mind with buyers.
I worked with an agent who knew a large condominium well enough to know that a certain flooring was what was selling. And she was right!
Repair and Replace! Price is the key determinant of a property selling in a timely manner, but hand in hand with price is condition. And any offering price will reflect the condition as perceived by a buyer.
If you hope to maximize the investment you have in your house, it is important to repair items that need fixing including those that may not be initially noticed by a buyer. Even if a buyer may not see it, more than likely their home inspector will.
And, replace worn or outdated items. Again, it is the perceived value of your property that you are selling. And updated kitchen, light fixtures, flooring or hardware can go a long way in putting your home at the top of a buyer’s list.
