North Pasadena Heights Landmark District 2015 Neighborhood Update
This is a real estate market update for North Pasadena Heights neighborhood with a report for full year sales with a comparison to the same period in 2013 and 2014. I will also share homes for sale and in escrow. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
Established as a Pasadena landmark district in 2006, the boundaries of the neighborhood are Paloma Street(South), Whitefield Road(north) between Hill and Allen avenues.
Homes and lot sizes vary from quite small to large with a variety of architectural styles represented on tree-lined streets. The central location is just north of the Foothill (210)Freeway and is close to the Gold Line light rail station at Allen Avenue. It is not far from much of the shopping, dining, culture and recreation opportunities that make Pasadena a popular place to live, work and play.
In 2015, there were fourteen mls-reported closed sales ranging from $550,000 to $1,650,000 with an average sales price of $1,003,045 median sales price of $1,000,000). They sold at 97.31% of last list price and for an average price per square foot of $473.79.
For the January through December time period in 2014, there were twelve closed transactions in 2014 ranging from $515,000 to $1,500,000 with an average sales price of $970,880(median sales price of $957,500). Eight of those transactions closed at or above the last list price and on average sold at 99.77%. They sold at $448.16 per square foot on average.
For the same January through December time period in 2013, there were 14 mls-reported sales. They ranged from $413,500 to $1,170,000 with an average sales price of $809,079(median $831,500). They sold at 99.68% of last list price and $447.32 per square foot on average.
There are currently no North Pasadena Heights homes on the market for sale. There are two in escrow.
Historically, there is not a large turnover of homes in the North Pasadena Heights landmark district. It is also important to remain mindful that the size of the home and lot along with condition in this neighborhood vary greatly.
