So I was reading in my Real Estate Agent Magazine an article about asking your sellers for a list of 20 of their friends and family. Names, addresses and phone numbers. This is what the author called indirect seller referral system. What he does with this list is sends a letter out as if it is coming from the sellers. The letter simply states that they are going to be moving and that the house is on the market. He includes a spec sheet of the home along with the mailing of this letter. He lets the buyers know that their friends may know someone who wants to live in the neighborhood or the people they know may know someone who knows someone kind of thing. For the letter, he says to create letterhead as if it is coming from the seller, mention in the letter that the Realtor will be calling to follow up.
He then follows up with them a week or so later after mailing the letter to let them know that there is going to be a special open house. This is only open to the people that the letter was sent to and a friend if they know someone who might be interested.
Once they come to the open house, ask to add them to your database. If they don't come to the open house, then send them a handwritten note saying sorry that we missed you at the open house. We had x number of people come to Mr. and Mrs. Buyers home. If you, or anyone else you know would like to find out more about their home cal 123-456-7890.
I am reading this and think it sounds great and really easy as a listing agent, but I am sitting here wondering if it would help in selling the home and would the sellers really give you this list.
