Sadly, not every real estate deal ends with a closing. Literally every step in the under contract (known as escrow) process is loaded with pits and perils. Home inspections, buyer credit, appraisals, and title issues can all raise their ugly head. Combine this with nervous (and sometime information overloaded) buyers and you can understand the drama. Here are steps to take once the termination order is signed.
- Remind yourself why you are moving--People can get so caught up in the dead deal that the forget why the sign was in the ground to begin with. Get up, dust yourself off, then onward!
- Dissect what killed the deal--Is there anything you can do to fix the problem? Issues that cause one buyer to leap may do likewise for future ones.
- Consider a price reduction-- Like it or not, your home has lost valuable days on the market during the deceased escrow. Upon your return to the market, try to make a splash. Usually the best time to pick up an offer is when the home first re-enters the market.
- Don't dwell on the dead deal-- When the deal croaks, bury it. Thoughts of, "if we were still in escrow we would be closing next week" serve no positive purpose.
- Don't social media stalk the buyers-- I've had sellers track down buyers after the escrow dies. Nothing good every came from such encounters. If you need to read item four again.
