A spec home is usually a home that was ordered by a purchaser, but was never closed on for various reason. The spec home then sits empty, because it was built for a particular person, and it may be tough to find someone with those same tastes.
Builders often like to get spec homes off their books, but with the perception of the market at a low point, builders are more ready than ever to make deals.
