Being in the business of assisting Buyers for nearly 20 years, I have been known to make suggestions, from time-to-time. I offer advice, coaching, hand holding and the myriad of other business-related duties of the real estate kind.
While I can lead a horse to water . . . I can not make them drink.
I can offer my suggestions on pricing, what to offer, and what to ask for in concessions, or buyer repair requests, etc. But, it's always the client from whom I take instructions.
What we do in our representation of our clients is many-fold, and can play out in a variety of ways. In this particular case, the buyers were insisteant on looking in one area, and one area alone. Period.
The area is small. Inventory being relative.
When I suggested they EXPAND THEIR SEARCH to include the abutting cities, I was met with resistance. "We want to buy in CANDYLAND."
Okay, but Candyland has a population of 33,000. In the overall Portland Metro market, pickings are slim to begin with. PLEASE CONSIDER the other areas near Candyland . . .that have 150K in population . . . more people, more houses!
I begged, I applied reason, but was met with dogged resistance.
And then . . . just this Monday the email came . . . "We're going to expand the search to include . . . " the areas I had implored them to consider . . . SIX WEEKS AGO.
Now, those houses are gone. They are PENDING. They are not available.
Prices are creeping upwards and the wonderful houses that could have been . . . HOME . . . are now under contract to other buyers.
