Although many of my clients tend to be from out of the area, others live and work here and can only view homes on weekends.
That's where I come in.
With the Internet, the nice thing is, we don't actually need to meet in order to discuss what type of home you are looking for, in which area, and what price range. Life gets hectic and, in order not to miss out on a home that comes on the market that meets your criteria, let me do the looking for you. I check to see what comes on the Multiple Listing Service every day, which homes fall out of escrow or have a price reduction.
Yes, I know you are still looking on Zillow and other websites but, let's face it, they don't have all the information that I get as a member of the MLS. For example, here on the Monterey Peninsula, agents put a lot of extra information under the "agents only remarks" that can be very helpful in making a decision whether it is the right fit for my client. It also lets us know if there is a problem about getting a certain type of loan, and what we can face when trying to set up a viewing for our clients.
As an example, there might be a tenant that is not too thrilled about having people troop through, or is a "day sleeper" so showing can only be at certain times. Some sellers have to make arrangements for their pets and, certainly, they want their home to be presentable when my client and I come to see it.

Today was a perfect example. My client is looking for a certain property in a certain area at a certain price range. This trifecta took much of my day to align because many listing agents are not able to get in touch with their sellers during the day, ditto with tenants who need at least 24 hours notice.
Thank heavens for "texting" which is the speediest way to communicate back and forth.
By texting, listing agents can give me specifics as to how I will get access to the property, where to find the lockbox (yes, that can be a problem sometimes), and generally give me specific instructions what I can expect to meet. And it stays on my phone so I can refer to these instructions as we go from listing to listing on our tour.

This is the part that I absolutely love to do, show my clients the homes we have picked to see and then watch their reaction.
Sometimes it's "love at first sight".
Really, I've had clients fall in love with the first home they view. And buy it. It takes me longer to buy shoes!
Sometimes they want to stop the tour right there and then but, frankly, I feel it is best to look at whatever we have set up on the tour, just in case.
