Pictures are the first thing that buyers look at when house shopping.
When a picture catches their eye, it is then they start looking at the details.
After all a picture is worth a thousand words, isn't it?
However, many agents believe they can "fool" buyers by taking photos that do not acturately represent the house! Instead the photos may be "touched up" or they may have used special lenses or filters to give the image of something it is not.
We see this all the time and it doesn't help to sell the house...at all.
I was showing a customer a house they had wanted to see today after they viewed pictures of it on my Panama City Real Estate website.
The pictures were nice, professional looking photos. They as if the agent spent a lot of time and effort taking the pictures to get just the right angle, make the driveway look like a nice long entrance way.
They must have taken the pictures with special filters and lens to get the right amount of light angled just right to allow the house to seem large and welcoming.
So, what is the problem?
Well, the problem is the house looked nothing like the pictures and the customer was so disgusted they didn't even want to go inside!
When agents mis-represent their listings with gorgeous photos are they really doing justice to the seller?
No matter how well you disguise the house or how professional your pictures look, if it walks like a duck and quacks like a duck... chances are it's a duck!
If a customer won't even go into the house, you're obviously not doing your listing justice. After all, you magically can't turn a doghouse into a mansion.
Please, take honest photos of your listings and do your customers justice.
If the house is in need of repair, tell the seller that repairs may be needed. If you have to, wait until the repairs are done before taking the pictures.
After all, you can't turn a sows ear into a silk purse!
