My home has been listed for 14 days with no offers, What should I do?

How long does it take to get an offer on a home cried a Manchester NH area Home Seller. They are not listed with me, but found my Active Rain Blog and decided to cal for some answers. They told me they have been listed for 14 days and no offers. I asked if they even had any showings, "well no, the seller replied."

 

Because they are not listed with me, I am limited what I could say to them. However it was a great blog topic to share with all of you. As with most stories in real estate failure, they are shared in the hope a consumer can learn from it and avoid it when they go to list their home for sale.

 

 When a home is not selling, the top 2 reasons are most often it is either over priced, there is a lack of marketing or both. In this case, I know the neighborhood, have sold homes in there quite frequently and could see they were over priced. The solution is quite easily to reduce the price to the current market value. The seller however, should be shown how the price was arrived at and why. Communication is key to the agent and seller working together.

 

The seller said he had not heard from his agent since they listed. This is always sad to hear as I am big on communication and updates. With no one looking at their home, my best advice was to find out where it is being marketed. The wife got on the phone thanking me for my time. She said "she thinks she listed with the wrong company and wished she saw my blog before she listed."

 

 

In Summary a home owner deserves the best agent. A GOOD Listing Agent's job is to work with their Seller through each step of the Selling process. It is not time for trial and error or short cuts.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

Hi Scott - A complaint we frequently hear is that the seller never heard from the listing agent after the sign went in until it was either time to renew the listing or the agent wanted a price reduction. When bad communication is coupled with bad advice, clients are going to be unhappy and unsatisfied.

That is for sure Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC , that is a good way to look at it. Most of our listings can go under contract in 2 weeks when priced right

Gloria Valvasori i did ask them that and they said they had no real clue what their house was worth and took the lead from the agent what to list at

Dan Pittsenbarger here too. In a way good price attracts buyers but even lightly over priced homes will attract reasonable offers if buyers know they are for sale.

Great  Blog.  Sellers should do their homework on an agent to see how they have done in the past.  Look a little further than the Company Logo.  In time you may end up with this listing.

I agree, if you involve your client in what you do and inform them about all steps of marketing,  negotiation, feed-backs, etc. you create a great communication when your principals are part of your selling team.
