Trying to Find a Charlotte Realtor® Online?

Competitive Advantage in Real EstateWhen I built my Charlotte real estate website several years ago, my very lofty goal was to become #1 in the search engines for my target areas!  I achieved that for quite awhile but, have noticed lately that, despite an updated website, lots of informative data on the site, up-to-the-minute home listings, neighborhood information…and more…I am seeing national websites leading the way in the searches, topping the ‘real’ sites that have valuable information on them for the consumer.

No, I’m not crying over spilled milk – I have a healthy referral base from current and past clients but, I do love turning new leads into loyal clients too!  It is, however, upsetting to see these monster sites over-taking the local websites (including my own) that truly have the most valuable consumer information.  My brother-in-law recently made the mistake of doing a search on one of the monster sites, only to be called by 25+ real estate agents, hoping to garner his business.

How does that happen? You see, these monster sites are not local – in fact, most of them – are based on the West Coast, far, far away from Charlotte!  They operate primarily to sell leads to real estate agents.  Agents sign up for specific areas, cities, zip codes or other criteria and pay a fee for leads (you) from these businesses (the monster sites).

What’s wrong with that?  Typically the agents who buy these leads do not have a lot of business of their own – many are new agents who have been bamboozled by sales representatives, who are also paid a hefty commission for selling 'leads' to these agents.  The agents buy into the concept that they will be getting lots of leads and make a lot of money from sales by signing up with them.

The good, the bad and the ugly:  

  • The Good, the Bad & The UglyThe good: These sites feature large photos, lots of demographic information (again, from West Coast analytics - not real local info) and the consumer enjoys the ease of locating information.

  • The bad:  Buyers often find home estimates on these sites that are nowhere NEAR the actual value of the site’s estimates.  What then happens is that buyers fall in love with a home and refuse to pay the ACTUAL value (often the list price) and offer far too low, based on erroneous information.

  • The ugly The consumer is assigned to several agents, all of whom blow up your phones and email accounts, desperate to be the ‘winning’ agent.  Who suffers?  YOU, the consumer – the aggravation alone is bad enough but, then you fly to Charlotte to find that your agent either doesn’t show up to meet you OR have no clue about real estate!

The reality? You, the consumer, get a horribly raw deal. My advice is to skip down a few tabs when you’re trying to find a Charlotte Realtor® online.  If you know that the sites listed in the top positions in your Google search have information about homes and neighborhoods THROUGHOUT THE UNITED STATES – RUN!  You want a seasoned agent who will provide you expert, LOCAL information!

So are your wheels turning?


Visit local agents’ websites who keep the listings updated (ours is updated several times each hour – not several times a week like some of the larger sites), provide detailed information and have real estate agents behind their sites – not a corporation, scamming the system and thus, scamming the consumer!

Absolutely, Grant Schneider and these national sites have NO clue where to find the local pizza parlor that has THE best slice of pie in the area!  WE DO!!

This is good reading for prospective home sellers and home buyers. Real estate is local and smart consumers want to work with a local firm and agent.

Absolutely, Roy Kelley - one who KNOWS the area - not some computer-generated bit of data that is highly inaccurate!  (Can you tell I'm passionate about buyers staying off of those sites?!!)

I totally agree, Brian England!  What happened to the best content ruled the roost?!  It pains me to see the consumer duped by these monster sites who are only in it for selling the consumer leads to agents - not really in the business to provide good information for them!

Debe- it is so important for buyers (and sellers) to understand that when it comes to real estate, it's local.  Local trends, local stats, and local knowledge.  Get the best local agent you can.

So true, Kathy Streib!  Not only does the knowledge of the area from the ground up to the highest high-rise matter but, the data is critical and is SO far from reality on the 'monster' sites!

You provided a great education here for consumers, who aren't likely going to know the difference about these sites other than they are very noticeable, and lots of people use them. Granted there is some useful information (not those Zestimates) but finding a Realtor that way, and getting the best content is not going to come from these sites. We all know that...buyers and sellers don't. And the focus should be on local, not national.

Even locally, we have to be well-versed in our markets and the consumer absolutely doesn't understand the difference, Jeff Dowler!  I so hope I've done my job to save one consumer from a 'monster' site!  ;-)

Oh what great information you have shared. It's nice to make the consumer aware of these national sites that claim to know everything about real estate in all areas. I do believe the consumer is finally catching on to them. I have talked with many buyers that know better than to trust the estimates.
