   “USDA a Wonderful Mortgage Program”

This program is a NO Brainer, if the area allows USDA loans. It is so important however to speak to someone that understands the program as it has many quirks, such as income limits. These income limits include everyone under the roof, rather than only who is on the mortgage application.

The funding fee is lower than FHA or VA and the monthly mortgage insurance is less than half of FHA, so lots of positive reasons to consider this mortgage program.

Hi Joe-

Thanks again for chatting with me regarding USDA loans. The blog that you wrote on the topic was most informative, but I’m sure I will have many more questions. You mentioned that I could send you a couple numbers and get a ball park estimate of what my payment would be in Maine. If I was to purchase a home for $190K with taxes at $2500- wrapping in as much as possible to the loan. What would payment be and how much would I have to bring to the table? So hard to believe that this program requires no down payment.

Thanks

Tom

Yes, if a buyer can find a house in a USDA approved area, this can be a great mortgage option!

Good morning, Joe... I've done any number of USDA mortgages and they are great for many buyers who don't have a lot of money to put down. The problem is that fewer and fewer areas in my market qualify for them these days.

Good morning Joe,

Thankfully the three mortgage people I use are well versed in the many types of mortgages; I know enough to have clients ask.

Make yourself an astonishing day.

We sold a property in a USDA area and the buyers used a USDA mortgage;  it went fine, although there was a brief delay for some long forgotten reason. Overall, though, it was painless for us as sellers and seems to be an excellent option for those in areas where they can be used.

I have done these only a few times but they are wonderful loans. Also the Native American loans are fantastic.
