This week’s report on home values for San Clemente and surrounding areas homes is prepared by a San Clemente Realtor Michael Albrecht. The report shows the Orange County Median Prices for resale homes were up 6.1 percent, for new homes up 0.6 percent and for resale condos up 1.9 percent. The sales volume is up for resale homes 5.7 percent and down 5.1 percent on condos and up 20.2 percent for new homes.
•Mission Viejo Zip Code 92691 sales prices are up 4.0 percent and the sales volume is down 20.7 percent.
•Mission Viejo Zip Code 92692 sales prices are up 0.8 percent and the sales volume is down 45.6 percent.
•Aliso Viejo Zip Code 92656 sales prices are up 0.0 percent and the sales volume is down 3.0 percent.
•Laguna Niguel Zip Code 92677 sales prices up 0.6 percent and the sales volume is down 21.3 percent.
•Rancho Santa Margarita Zip Code 92688 sales prices are up 7.1 percent and the sales volume up 15.3 percent.
•San Clemente Zip Code 92672 sales prices are up 15.3 percent and the sales volume is up 2.1 percent.
•San Clemente Zip Code 92673 sales prices are down 2.2 percent and the sales volume is down 0.0 percent.
This week we have a many changes and some of them very large. The changes are city by city. The changes are up and down some big one and some small but in all directions. Hold on this is an interesting year. I see it as a sellers market. Too few properties for the numbers of buyers looking at this time.
The sellers should get out now and secure their sale with multiple offers and get their next home with these low interest rates.
