Hi Barbara Todaro   Thank you!! It will sell for sure on the 28th if not before. 

Hi Bill Roberts  This farm is in an area of sandier soil so the value is lower than a typical irrigated farm in the area.  However...it should bring in the low $4k to the $4.5k range per acre.  This farm may also have some interest for future development as it is only 2 miles from the high school and 1.5 miles from the city limits.

Thanks for the quick answer Mike McCann - Nebraska Farm Land Broker.Just a couple more questions: is this parcel on a main road? And is there any seller financing being offered (I realize it is ansolute auction but that doesn't preclude owner financing, does it?).

Hi Bill Roberts   The parcel is on a gravel road that is well maintained...but not on a "main" road per se. According to the locals...the road has more traffic now that the county maintains a road farther south.  This allows traffic to stay on the flat land and not have to travel through the hills.

In regards to Seller financing, they are not offering any on this farm. I have seen owner financing on some farms but I discourage it unless they are the only ones with a lien and there is a large down payment.  If a farmer goes to the bank for any of the loan and then wants the seller to carry part of it...then the bank will want first position and the seller 2nd position. That is a precarious place for a seller to be.

I attend a large number of land auctions. I have never offered Seller financing on the auction and have not seen it either. There is nothing  legally stopping it from happening.

Hi Tanya Van Blake-Coleman     Yes, this farm has great potential that has remained untapped. Every farmer has different methods to their farming tactics and techniques.
