There was a time when all real estate agents regardless of niches were the guardians of the listings. The big book of listings was open only to those who listed or sold real estate. Since then, the tables have been turned, and that information is available to everyone online.
Today, your value as brokers/agents has become one of interpreting the data of the marketplace using actual current facts, which will bolster your credibility as a trustworthy professional.
When putting together a Comparative Market Analysis, you are presenting the facts of what sold in the surrounding area. It is these facts that help you determine the selling price of the home. These facts are objective and real.
When a potential seller says to you, “agent in company X said my home is worth so much more than your estimate,” my price is based on current facts. You no doubt would ask them, ”Show me, the facts, this agent used to determine the price, maybe I missed something.”
Here is an example that inspired this blog post. This Wednesday, we read an article in the Wall Street Journal updating last year's article on February 8th, 2017, titled “Storms Bring Relief to Drought-Stricken California, but Santa Barbara Misses Out.” This article is based on last year’s news, when El Niño missed the Central Coast completely.
This year, according to the Santa Barbara Independent dated January 5th, we are at 96% of our total expected rainfall. As we write this post on 2/10/17, it has been pouring since 8 AM, and we probably are close to 100%. Note, the Independent printed this on 1/5/17, and WSJ on 2/8/17.
The reservoir (Lake Cachuma pictured above) mentioned in the WSJ article announced in their Lake Cachuma news report on 2/8/17,that trout, bass, and crappie fishing has improved thanks to the rains and a father and son team won $1700 for landing an 18.2 pounds bass. The picture in the WSJ article shows a puddle, where no one could possibly want to fish.
Whether you are compiling a CMA, blog post or market report, make sure you are using current accurate data. Your credibility and trustworthiness are precious assets as real estate professionals.
