-Receive signed offer from buyers to sign which you sign.Buyers deposit check is deposited.
-Contact your attorney who prepares the contract
-Buyers perform the building inspections at their expense. Once completed ,any inspection items to be negotiated. Buyers formally applies for financing.
-Buyers review contracts with their attorney and sends to your attorney.You review the contract with your attorney.Any changes to be worked out between the attorneys. Once fully executed, additional funds are to be deposited payable to the sellers attorney.Also once fully executed, the initial deposit check is sent over the sellers attorney. I'd contact a moving company around now.
-Appraisal is typically ordered once the contracts are fully executed. The appraiser makes their appointment with a few days notice, and goes through the house,which takes about 15 minutes to perform their inspection.
-Any association paperwork would be ordered from your property management company.
-The buyer typically gets a commitment from their lender within about 30 days from application and clear to close in about 45 days.
-Have moving sale once the appraisal has been complete and order a dumpster to get rid of unwanted items. Donate items that are good condition.
-Once the buyer has their clear to close, you typically have about a week to finish packing and move out.
-The closing is scheduled through the attorney offices. Any arrangements to pre-sign would be done with your attorney's office. Once the closing is time is set, contact your utility companies to switch over power and gas. If you have oil, contact your provider for a reading.
-The closing occurs,cancel your home owners insurance policy. The attorneys office handles getting you your funds after the closing.
