With Southwest Florida’s real estate market heat up, you might have heard that it’s something of a seller’s market. And while it might be true that, as more and more buyers are seeking our affordable properties, sellers are seeing many offers at one time; but there’s some tricks of the trade I’d like to share with you. After all, my team has decades and decades of experience between us helping clients just like you in navigating the home buying process. Even if you’re one potential buyer among many when it comes to a specific property, there’s a few strategies you can use to give yourself an edge. At the end of the day, it can mean the difference between getting one property or the next one. And really, these tips are designed to help you close on your dream home.

 

Be Prepared to Make an Offer

You’d be surprised, especially if this is your first time buying a home, how even hesitating for a moment can change the dynamic. Now, that doesn’t mean you can’t take time to think and consider whether a property is right for your real estate goals. At the same time, if you’ve found a home you love, be prepared to be decisive and make an offer.

 

Prepare Any Paperwork Ahead of Time

It might be a bit obvious, but you’d be surprised how often I’ve heard of sales falling through because the paperwork wasn’t ready. This can be anything from your pre-approval with a lender to ensuring that any credit errors are being disputed.

 

Keep a List of Phone Numbers at the Ready

Whether it’s the contact information for your home inspector, or the number of your bank lender, being able to make the call on the spot can save valuable time. In some cases, it can also mean showing a seller that you’re serious and ready to move forward. Many sellers might be on a very tight schedule as they sell their own home and buy another. In fact, you might be surprised to find out that some sellers are willing to take a lower offer if it means not waiting for another buyer to line up what’s needed over the course of weeks or even longer.

 

Be Flexible with Pricing

On that note, however, stay flexible with your pricing. Instead of having a set number, consider using a price range when it comes to Southwest Florida real estate. This way, you’ll ensure that you aren’t outbid, but also that you aren’t narrowing your property hunt down to a smaller pool of homes.
