What do you consider a REASONABLE offer?

An interesting call where a home did not sell because the seller told the agent to only submit reasonable offers. The agent then submitted no offers to the seller during their winter listing despite showing the home alot she said. The home owner searched the web for how to sell my home fast" and found my blog

 

She started a discussion which grew into a debate, what is reasonable when it comes to making an offer? 

 

I headed over to her Manchester NH Area home recently. She is ready to list again, but said she wants the perfect listing agreement. She gave many reasons why she did not want to even look at bad offers. Her past agent told her the perfect offer would be at full price without contingencies. We do not live in a perfect world and I sat up very straight ready to respond.  

 

 

 

MY RESPONSE is that every offer should be submitted to the seller for review and a counter offer. An offer is what starts negotiating. If you wait for that perfect offer, you may never sell your home. Most buyers are getting a mortgage and nearly every buyer will want a home inspection.

 

This is where a good listing agent comes in. First I prepare the seller for selling. The seller should know what to expect. What happens when you list, how showings are set up and most important, to welcome all offers. I want to bang my head hearing an agent would discourage offers. It proves my point all listing agents are not equal.

 

Next is preparing your home for showings. Pricing the home correct. Negotiating offers, Being prepared for the inspection. Last having the listing agent there for each step of the selling process. 

 

THE SECRET OF SUCCESS and the key to having a successful purchase of sale, can increase simply by choosing a better agent. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

This concept of "reasonable" offer to me is the same as "acceptable" offer. There is no such animal at the end of the day. Who decides what's reasonable of acceptable. I go crazy when listings say "seller will pay for a home warranty with an acceptable offer." 

As for submitting an offer, it's the law to do so. But I have warned buyers that if they go in too low based on market values, the seller may just refuse to deal with them when they decide to get "more real." I've had sellers actually refuse to speak further with a buyer who came in too low.

When a lower offer comes in that a seller compalins about I tell them that it is a better offer that we had yesrterday. When they say we didn't have an offer yesterday I reply, exactly.

Hi Scott - You're right. Our criteria for "reasonable" is simple: Is it in writing? (although we'll present a verbal one, too) That, as you point out, is the starting point for what could very well be a productive discussion.

You are so right Nina Hollander that it leaves too much gray area, that what is acceptable to one may not acceptable to another . I see those mls comments too and it drives me crazy

Dick Greenberg I like to tell my Sellers what is acceptable to me. Similar thoughts as in in writing and accompanied with a deposit and pre qual/approval letter

I thought that too, but as we spoke more and more, they did not want low offers . I explained to them why we counter all offers and never just say no Belinda Spillman

In my state, every offer has to be given to the Seller. I had one seller, who was so much fun, he got an invenstor cash offer for 90,000 below asking price and I sent it to him and he called me and said "Can I counter back with I accept your price if you also bring a dragon, a real dragon like Harry Potter or Game Thrones style dragon and a Unicorn? He made the entire sell of his home a blast, every time our final buyer made an off the wall request he would always say "Where is my dragon or Unicorn first?"
