~ Facebook Marketing Tips ~

I genuinely want to assist every legitimate real estate consumer who contacts me. I suspect we all want that. When I am unable to do it, for whatever reason, it stings a little.

Recently I lost a buyer who sent me 3 Facebook messages over a 5 hour period and I was not quick enough on the response (I was out showing other buyers' homes most of the day). The buyer I lost ended up with a colleague who quickly got her under contract. Not much I could have done to prevent it (short of having a VA keep tabs on my FB leads.). The upside...Facebook continues to bring RE consumers my way!

Are you generating new leads from Facebook? If so, what are you doing to ensure you quickly engage with new prospects before they flit away to other agents? If your tips help one agent avoid losing a future client it will be worth it so please share. ;-)

Facebook has said they will begin rolling out news feed updates over the next few months to weed out low quality content and ads. I for one am pleased to hear this and am looking forward to seeing how big of an effect it has for all of us.

I do get business from FB, but honestly not as many from my business page as from a community site where I'm often given great reviews when people ask who a local good broker is in the area.

Katerina: I try to avoid FB when out with clients. They deserve all my attention. I have used the auto response in the past and cannot remember why I shut it off.

Anita, you are doing  a fabulous job, inspiring us all to use Facebook creatively. I am sure you will have more referrals from the people you dedicated your time to, ...about the impatient buyer you lost, maybe more Buyers will call when you can meet the demand. This is a better problem to have, than no one connecting with you on FB.

Yes, it is not always possible to reply in the time frame the consumer would like and it can cost us business.

But, you were doing business and that was your priority as it should be.

Thank so much Anita for the inclusion on the FB Fridays post!  I appreciate the folks that stopped by and am continuing to reach out to others.

Sometimes I feel very frustrated by that expectation of instant gratification.  I have run into the same issue with occaisionally being unable to respond immediately to Facebook messages and Twitter DMs.  Before investing the $$ to have a staff member dedicated on social media monitoring, I am working with FB & Messenger on my phone to try to respond and keep in touch with a prospect - and yes, you must download & install both apps to be able to use FB Messenger.  One challenge to keep in mind is that each of these apps are pretty big and can take up a lot of memory on your phone. 

I generally will not interrupt working with the client in front of me to answer messaging unless I have been working with someone on a truly urgent matter and am expecting to hear from them online.  Personally, I won't jeopardize the relationship with the customer that I have in pursuit of a prospect that I may or may not land.
