Pasadena Collection West is a condominium building located at 160 South Hudson Avenue. The building has a distinctive modern appearance and was 
built in 2004. There are 73 units in the building as well as one retail space.
The floor plans range from studio units to two bedrooms/two baths and approximate square footages from a little over 500 to over 1100. Features include(which vary by unit and floor plan): nine foot ceilings, fireplaces, washer-dryer connections and balcony/patio areas.
Pasadena Collection West is a professionally managed building with weekday concierge service. The well-maintained complex has a pretty courtyard with spa as well as a fitness center. Parking is subterranean with one or two parking spaces.
Although it is relatively newer construction(by Pasadena standards), the location(northeast corner of Cordova Street and Hudson) is in my opinion its most attractive feature. It is just steps away from South Lake Avenue and not far from the Playhouse District, Paseo Colorado, Pasadena Civic Center and Old Pasadena. Shopping, dining, cultural, recreation and entertainment 
choices are abundant and easily accessible.
Higher education is also close and include: California Institute of Technology (Caltech) and Pasadena City College(PCC). Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue adds to the positive aspects of the location.
I would like to share a recap of units currently offered for sale and in escrow as well as sales activity so far in 2017 and the previous five years. Statistical information in this report is from our local multiple listing service(mls) and may not include all sales in the complex.
There is one unit currently on the market for sale. This is a one bedroom/one bath unit on the first level with approximately 737 square feet. The newly listed unit is priced at $438,000. There are no units in escrow and so far in 2017, there have been six mls-reported closed transactions. The sales range in price from $393,000 to $550,000 with a range in sizes represented. The average price for sales so far is $458,750(median sales price $466,500). Each has sold at or above last list price for an average 102.57% so far this year. The average price per square foot is currently $650.50.
In 2016, there were nine reported sales ranging from $425,000 to $565,000 with an average sales price of $495,000(median $498,000). Two-thirds of the transactions closed at or above last list price for an average 100.09% for the year. The average price per square foot was $556.20 in 2016.
In 2015, there were eight sales according to our mls statistics. They ranged from $300,000 to $472,000 with an average price of $415,875(median $432,001). They have sold at 100.46% of last list price and for $517.65 per square foot.
There were four transactions in 2014 ranging from $353,000 to $539,000 with an average of $471,750(median $497,500). They sold at 99.53% of last list price and for $484.76 per square foot on average.
In 2013, there were three sales ranging from $320,000 to $445,000 with an average price of $375,000(median $360,000). They sold at 97.91% of last list price and for $450.05 per square foot on average.
There were seven closed transactions in 2012 ranging from $302,500 to $380,152 with an average of $330,522(median $333,000). They sold at 98.05% of last list price and for $457.05 per square foot on average.
