Where Would an Investor Buy in Sacramento Today?

At least the flipping calls have stopped for a while. Last week they were all on a roll, which meant some flipping seminar just flew out of town. Those callers read the same cold-calling scripts. You might wonder why are they calling this Sacramento Realtor and not some other schmuck, but it's primarily because I maintain such a high internet presence.

 

 

You can't turnaround online in my area without running into Elizabeth Weintraub. In fact, sometimes I receive leads from the same clients through multiple websites. I tell those people to stop looking for a Realtor because if everywhere they look they find me, that tells them I am the agent for them.

 

 

While I might not be the agent for newbie flippers who expect a big discount in our hot seller's market in Sacramento, I definitely am the agent for a nuts-and-bolts Sacramento investor. Your Sacramento area certainly is a hot market, Elizabeth. Prices are rising fast, so buyers need to call you ASAP while there's still a chance of getting a great property.

Lottie Kendall Well, if the offer I received this morning is any indication of buyer representation, we're in a heap of trouble. The offer was $40K low and the agent demanded title and escrow (which is not customary), and she says her buyers were devastated they lost out on their dream home but she keeps telling them to hang in as there is a home for them. Hello?

Sounds like the buyer's agent is clueless. Is she from out of the area? Can you counter what's acceptable to the seller? If the buyer wants not to miss out, dictate the terms and see if it comes together. Deep breath!

Lottie Kendall Many agents seem to work in a vacuum. The biggest question I have is whether her buyer can qualify for the list price. I have learned over the years to lower expectations when it comes to competence from the other side.

Hi Elizabeth -- I know you have mentioned half-duplexes in the past and it's not a term that is common in our market.  This is just another example of how real estate is practiced(along with the terminology) even in the same state.
