It's been a while since I posted on What's Selling Here in El Dorado Hills so lots to report! Here is a look at what sold in July 2017 with the high and low home sales for along with sales statistics for the month. Our inventory continues to be low for the most part which is driving our home prices up for the last several years in double digit numbers. Our average selling price is up 14% and our price per square foot is up roughly 10% over last July! Keep in mind that these numbers and statistics reflect MLS sales only. Very few of the new construction homes come through the MLS. As long as our total inventory remains low, I believe our home prices will continue to rise.
Highest Selling Home - The highest selling home in El Dorado Hills for July 2017 was this beautiful custom single story home in Serrano on Crivelli Ct. It was just finished being built this year with approximately 5,805 square feet on .725 acres with 4-5 bedrooms, 5 full bathrooms/ 1 half baths, 2 courtyards, walnut floors, leathered Quartzite kitchen counters, Subzero abd Wolf appliances, and a view of the Serrano Country Club. It sold for $1,842,583 which equates to $317.41 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for July 2017 was this single story on Lakehills Drive in the Lakehills Estates neighborhood. It has 1620 square feet with 3-4 bedrooms and 2.5 bathrooms on .approximately .31 acres. It was built in 1976 and included granite counter tops, stainless steel applicances and a new roof. There are no Mello Roos and no HOA dues in this neighborhood. It sold for $439,000 (equivalent to $268.52 per square foot) in just 14 days on market at 99% list to sale price!

Sales: 83 - Single Family Homes
Average square foot selling price: $239
Average selling price: $701,399
Median price: $599,000
Average size: 2,961 square feet
Average Cumulative Days on Market: 46
Average List to Sale Price Ratio: 98.85%
Listings Selling at List or Over: 32 (38.5%)
Breaking down those 45 sales:
Under $400,000 = 0 sales
$401K - $600K = 42 sales
$601K - $750K = 21 sales
$751K - $1Million = 10 sales
$1Mil and over = 10 sales
I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 83 sales 35 were single story homes. 19 sold for list price or over. Their day on market were 23. Price per square foot = $257,000 and list to sale price ratio was 99.86%.
Homes with Pools - of the 83 sales 33 had pools. 13 sold for over list price with an average 42 days on market and list to sale price ratio of 98.81.
