You may remember I wrote a post about a lucky Praying Mantis . Oh how we were praying that this majestic bug was going to bring us luck . I knew we were in competition with other agents and their buyer . I myself had showed this condo to another buyer the same exact day . My buyers were strong buyers but in this development many buyers are cash buyer. They loved this condo it had everything they were looking for .Mind you there were little things that needed to be done but nothing that in time they couldn't handle . I explained if they really wanted it we needed to go over full price . The husband was a little hesitant but the wife loved it and insisted we go over asking price . There were comparable sales so I was not worried about an appraisal .
There was two other offers on the condo but I was sure ours was a winner or at least we did our best .It was well over asking price. Enough over asking price to compete with a cash offer . That was going to be our competition . The buyers were putting twenty five percent down and were more then qualified .They did not need to sell their house . It was bought and paid for . They were also flexible on the settlement date .
The listing agent had her assistant call and say she was out of town and would return the following day .That was the day she would present all offers one of which was cash . I responded great yes but at the end of the day cash or mortgage the bottom line is the money the sellers walks away is the same . I hope your seller will consider our offer as the buyer is approved by the mortgage company Can you have the agent call me before she presents the offers .
Well I have known this agent for thirty some years . No phone call just a cordial email saying she was presenting the offer at 3PM the next day and one was cash . I wrote a nice note back explaining my buyers position . How they loved the condo and needed to move to the City as he had secured a job with the City and needed to live within city limits . They had offered above asking price in hopes that the seller would choose their offer as the loved their home . I also has comps to prove higher sales .
We patiently awaited an answer the following day . We were on pins and needles . Even my Active Rain Friends asked and hoped we were the winners . Thank you all for your well wishes
I received a call from my buyers at 6 pm asking if they were they were the ones who got the condo . I said as soon as I know you will know . He replied but it says pending . I had my computer open and looked I could not believe my eyes .Sure enough there it was pending
How rude this agent could not even email -text -call or have her assistant call me and say sorry but my sellers took the other offer ?? My buyers had to find it on the Internet ?? Is this what our business is coming to ? I would never treat my fellow agents with such disrespect
My buyers were so sad not to get this condo and to have to find out on the Internet instead of me breaking the news to them is very Unprofessional in my humble opinion By the way I still have not heard from this agent. I can understand that we lost it happens That is the name of the business but not even to communicate and let us know
I feel strongly about how we are perceived by the public as a Real Estate Profession These people wrote me a text saying they never wanted to see any listing by XYZ company again . Not everyone in this company acts like this agent . I did not want to pour salt on the wound as we had had trouble with another agent in this same company
In response I promised them that this was not their condo although they believed it was There is another condo out there getting ready to go on the market . It is yelling no don't buy that condo wait for me . I know it is hard for you to believe but it is true . I intend to keep my promise if I have to knock door to door until we find it
Sometimes there are agents who are rude
