  1.     Loan Amounts: We offer investment property loans to 2.5MM (full documentation) and up to 1.5MM (Alternative Documentation)
  2.     No prepayment Penalty (just be aware of your 6 months early payoff period)
  3.     Max Financed: We will allow up to 15 financed properties on a purchase or R&T and up to 10 financed properties on a cash out
  4.     5 Financed Properties: We can originate up to 5 financed properties for any one borrower
  5.     LLC Vesting : We allow you to vest in an LLC that is 100% owned by the borrower(s)
  6.     Interest Only: We have interest only options available!
  7.     No History of Managing - We allow rental income for the subject property with no history of managing a rental.  Rental income is taken off the subject’s rental survey at 75%
  8.     Schedule E: When it comes to schedule E, we use the “old school” method of gross income – gross expenses + depreciation.  We don’t substitute the IO payment on schedule E with the actual P&I payment.
  9.     Less Paperwork: For properties on Schedule E for 2 years, we take the income/expenses off the schedule and don’t require a lease agreement, HOA statement, tax statement, insurance, etc.
  10.  Departing Residence - We allow rental income for a departing residence without a lease agreement or deposit check.  Income is taken off the rental survey at 75%.  This can also apply to a listed property.  Note, we require a 25% equity position.
