Should We Buy In A Gated Long Island Neighborhood?
Buyer: My wife thinks that moving to a gated community is more desirable because of safety issues. I don't think they really provide that much security, especially those that just have an electric arm that opens and closes the gate.
Who is right?
There's no right or wrong answer. Here on Long Island, it's a matter of personal preference.
There are several reasons why homeowners choose to live in a gated community.
First, they are more private, secure and exclusive. Many like them because they don't have to worry about unexpected surprise visits.
Gated communities are generally well maintained which can protect home values. Within these neighborhoods, traffic is reduced behind the gates, as outsiders can't use your streets as their shortcut. Some like the added prestige of living in a gated neighborhood.
Another benefit can be social benefits if there is a clubhouse or pool facilities, and a sense of community when living in a gated neighborhood.
On the other hand, some think that it's a false sense of security. Residents often give their security codes out to family, friends and service providers. You should never assume that a community is only accessible to current residents.
Buyers must realize that there are extra costs involved. Funds are needed to maintain the gates, and there may be monthly fees to cover landscaping of the common grounds and snow removal.
There may be rules and regulations that you have to abide by. You may not be able to choose the exterior of your home, the color of your front door or the style of windows if you want to replace them.
Living in a gated community can be a good idea, and we are finding that many buyers are requesting to look at homes within gates. On Long Island, we have gated communities with 24 hour guards, and some with code or remote systems. We have some with gates at Single Family Home neighborhoods, and attached Condo communities. These can be non-age restricted communities or those for the Over 55 Crowd.
Many feel there is a sense of security, privacy and exclusivity for the residents.
