What paperwork and documentation will my Lender need, so that I can get a mortgage loan to buy my new house in Tallahassee, Florida?
Lenders want documents! Lots of documents! You, the borrower can make the loan process smoother, faster, and easier by gathering up the required paperwork BEFORE you call your Lender about a loan.
Even if you are just getting a "pre-approval", or trying to determine how much mortgage you can afford, or you want to know what your monthly payment will be... collect these documents first!

Here is the easiest, best and fastest way to help -- tell your borrower to get all of their paperwork which they are being asked for to the loan officer immediately.
What paperwork is it great to tell the borrower to have together in the first meeting?
* 2016 & 2017 tax returns (all pages)
* 2016 & 2017 w2's
* 2 most recent paystubs dated within the last 30 days
* Last 2 months of bank statements (all pages)
* Bankruptcy papers (all pages)
* Divorce decrees & separation agreements (all pages)
* Most recent 401k Statements (all pages)
* Social Security & Pension Awards Letters
* 2016 & 2017 1099's
* Any paperwork on any income tax repayment plans they are on (you would be surprised about this little gem)
* Recent monthly mortgage statements on any mortgages which are out there
* Copies of their drivers licenses
If all of that is given to the loan officer for the Pre-Approval, you will have some easy sailing to do. If they do not provide all of that, get ready for some rough waters.
