Today is the First of June. Usually the advent of summer is not far behind and there are many hot days to follow. We are officially out of any chance of a late snow. Historically Mother’s Day is usually the point where you can expect one last snow, but this year it did not come. In recent years in Highlands Ranch property management, we have had to time our sprinkler turn now with the seemingly unpredictable last weeks of weather in May. We have had some snow on May 15 and sometimes on the 20th. This year looks like that did not happen at all. We had one cold day that was a little wet around 5/19, but it did not hold, and no snows came. So now we embrace summer fully as we head into the summer equinox. We measure the summer in many ways and this is usually a high point in the season. The summer season is already in full swing, due to cycles of rentals and sales being on month schedules. You are often planning 30 to 60 days for anything becoming a rental or a sale for listing. Usually June is when the AC repair calls come in. We try our best to explain to all tenants that the filter should be changed. If you are reading this right now, you need to go change your furnace filter right now. The common problem when the AC gets cranked, due to the relentless 80-degree days, is that a bad furnace filter that is dirty and clogged will cause the furnace to fail. The days are not getting any cooler, and the nights won’t quite drop enough for it to be nice enough to open the windows or sleep with the windows. So luckily in Colorado in the summer, it is between 80 to 90 degrees, and can’t really get to 100 degrees. Triple digits do not occur here very often. Nonetheless, the Acids promptly in high operation now for the next three months. September is usually where everything cools down considerably and you won’t need to activate the AC much anymore. If you have been self-managing your rental property, please consider a professional Highlands Ranch property management company today. We are uniquely in tune with the summer months and structure our whole year and business around the ebbs and flows of the summer busy season in real estate.
