While many areas around the country are experiencing a "buyer's market," you need to exercise caution when offering to purchase at far below asking price.  Bargaining is indeed an art, and the last thing you want to do is to insult the sellers.

An unreasonably low offer risks angering the sellers to the point where they won't even make a counter-offer and will not entertain additional offers from you.  In general, an offer more than 10% below asking price is not customary and faces possible rejection, but there are ways to proceed with respect when you feel that a lower offer is substantiated.

Sit down with your realtor and look at the comparable sales in the neighborhood and area to see if the asking price is in fact justified. Then make a list of reasons to share with the seller about why your offer is less than asking price; or, strongly consider negotiating other terms of the purchase, such as closing costs or repairs.  A reduction on those aspects can still yield great savings.

During the negotiation process it is best if you do not interact with the sellers and let your professional handle all negotiations.  Should you find yourself in the presence of the sellers, kindly exhibit proper etiquette and respect.  Consult with your Realtor before any meeting to make sure you're both on the same page.

Ultimately, the best way to make your offer with confidence is to realize that there are many attractive homes for sale in your price range.  If a seller rejects your offer outright, avail yourself of the other suitable properties on the well-prepared list of possibilities provided by your Realtor.

Gabe, it is extremely important to actually have facts on your side when making an offer as opposed to "well, the market is bad everywhere" mentality.  Great article and so important for serious home buyers to know!

Hi, Gabe.  We have come to LOVE lowball offers.  Twice recently a lowball offer got a good buyer off the fence and resulted in a great offer for our sellers.

And, I'm afraid, I enjoy it a little too much when I can send the lowball offerer packing.  Not gonna work.  Buh-bye!

I dont view the market as bad. My build jobs are in fact ahead of 2005 statistics. I am one that refuses to believe!

What is hard to overcome is when I do sit down with buyers and show them the comps and how the seller isnt that far off they dont seem to care. They in their own minds think the prices are continuing to fall and want to get 6 months from now pricing now, even though all numbers point to a flat not declining market.

Based on what we see here in Chicago, most buyers agents poorly advise their clients.

Many buyers ask their clients what a fair price would be on the home - and then deduct another 5% or so after they hear this advice - not trusting what the agent suggests.

Problem is - most agents stop there, and don't attempt to reason with their unreasonable clients - which perpetuates the stereotype that agents don't really work hard at advising clients like a professional does.  If they don't get the property due to the low ball, they, in their own minds, blame the agent for their 'yes, mam" approach.

Few agents these days seem to back up their offers with solid comps - instead using the "whatever they ask, you offer 5% less" approach.

As a listing agent, sometimes very frustrating, even in today's market.
