This was such a fun deal for me. The owner of this home had listed it a few months earlier with an out of area Realtor who promised her the world (for a reduced commission rate of course).
As usual with limited service, low commission Realtors, the job did not get done!
I sold a home up the block from her in 2 days and my client was so happy he told her she should call me.
I went by and knocked on her door and spoke with her about her home. She told me she did not trust Realtors after her very bad experience (I will not give the details here...but I would feel the same way if what happened to her happened to me). I let her know I would love to help her, but I would let her make a decision without pressure.
A few days after our meeting I wrote her a note letting her know her neighbors home would be closing in a few days and gave her some info on the new buyers so she could meet them. She got the card and called me to tell me she met the new buyers, who also told her I was better than the agent that represented them! The new buyers let her know I stopped by to show them how to turn off the water at the main valve, how to clean the hot water heater and maintain the a/c unit (they were first time buyers). She then told me she had decided to use me to list her home :):)
We sold in a couple of weeks for near full price. She loved my advice throughout the sale, and even asked me what she should do when buying a new home in the new State she would be moving to! I helped her with an agent in that area and we did a double closing at the title company here in Florida, making it easy for her to move into her new home without need or worry!
She let me know I renewed her faith in Realtors and the real estate industry. I love winning them over one client at a time :)
