Does traffic affect Home Showings?

There is all types of traffic. Some good and some not so good. We all love traffic in the forms of new customers calling, stopping by or inquiring. But not many of us like the traffic as in traffic jam type of traffic. Sundays in the Manchester NH area can see a great deal of traffic as tourists and visitors head back from our Seacoast, Lakes or Mountains. Today though out did other days when a car pulling a camper crashes and blocks all 4 lanes of South bound traffic.

 

In an instant, the highway comes to a stop. The word spreads and side roads soon jam up with those looking to go around. Then buyers driving to their next showings become late. Some choose not to venture out. Agents can not get from here to there. 

 

For me I am seeing buyers who are late, buyer agents canceling and a bit of a surprise. Those buyers who ventured out early, saw the homes and made offers, are getting accepted as no afternoon offers have come in. SO the day is not all bad and certainly not lost.

 

The home seller got an above asking price offer. The buyer got their offer accepted and I am no longer stuck in traffic sitting here answering calls from neighbors who saw me put a sale pending sign up. They may want to sell, can I help them. Oh yea, you know the answer to that.

 

The MOST IMPORTANT message to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Having fewer roads to traverse to get from point A to point B, a major incident like that trickled down to affect everyone.  Glad it didn't affect your seller.

When I read the title line, I expected to read about homes that are listed for sale on busy traffic ridden streets.  I do know that when I have had them, I expected to live with them for awhile; but instead had them sell quickly, because of the number of folks who saw the sign as they drove by.

Scott, I had to smile at your post , here in Los Angeles we are used to Traffic ...when 6.5 miles is 45 minutes away we plan appointments and showings and are not surprised at what we call sociably late 15-30 minutes:))loved your play on words too, Endre
