Every home, including new construction, should have a home inspection by a top quality home inspector... this is what might be found....

New construction - $1M+ - you'd think they'd do better.

Everything was high end - materials, appliances, and there was an elevator to all four floors.

The HVAC professional drew an arrow to attempt to inform the buyer which way the air was flowing.

This is so an air filter can be put in with the air flow arrow pointing in the right direction.

Air ALWAYS flows toward the unit.

But this "professional" drew the arrow in the wrong direction!

The yellow arrow is mine.  I put it there so I could put this photo on the report.

Of course we talked about it during the inspection and how to properly insert the filter.

We both just shook our heads.

You'd think when you spend so much money buying a house that the little things would be properly taken care of.

But think again!

My recommendation:  keep in mind that new construction requires a home inspection.  No matter the price!  Be circumspect!  Call an informed and certified home inspector who sees the big and little things.  And in Northern Virginia insist on Jay Markanich.

Hello Barbara, I once was on a inspection on a new home and notice no vent in one of the second bedrooms,  How could the builder and building code inspector not see this

Ha, ha, ha, everybody can make a mistake, even those with the best intentions. I've often turned left when I meant to go right.

But you would think somebody would have noticed something wasn't quite right.

I bet this inspector also finds insulation installed upside down in the attic. They just can't remember. They know there are 2 sides.

WOW! Thank goodness the inspector found the issue and corrected it, Barbara. I would think that the bi-annual servicing company rep would realize this their first inspection as well but, am in total agreement that an inspection is ALWAYS warranted - even on new construction.

Barbara, there are times I wonder if the city inspectors do indeed inspect, as we find so many mistakes!   This one is amazing!

Yes yes yes!  Especially in our area, where sometimes $1m+ new construction seems like a dime a dozen.  It's so important to make sure you have a realtor and home inspector who will pay attention to detai.
