Friday we closed on another short sale here in Ft. Myers, Florida. This condo was located in Seven Lakes.

Seven Lakes is a beautiful community in Ft. Myers, Florida. A very active 55+ community with an 18 hole golf course. The community also has several heated pools, bocce, shuffleboard, tennis courts and an awesome community center.

Anytime you drive through this community you'll see people out and about. The residents just love to keep busy here. Everyone is so friendly.

Ft Myers CondoThe Seven Lakes community is gated with a guard. To enter you either need to be a resident or be called in by a resident.

The condo we sold was located on the first floor of a building overlooking the golf course. The unit was very spacious and some recent remodeling work had been completed. 2 bedrooms with 2 full bathrooms, a large living room and enclosed Florida room. It also came with a stackable washer and dryer in the kitchen (not common to this community).

As a short sale this unit closed for $95,000. The previous owners had paid $210,000 for the unit in 2005.

Unfortunately due to circumstances they were unable to stay there.

The new buyer will be quite happy in this unit. She had rented in the building for years and is finally ready to call Seven Lakes home full time.

The original offer to bank acceptance took about 30 days. We were able to close 42 days after the buyer and seller signed the contract.

Some short sales may take a little longer but if handled properly there is no reason that this process should go on for months.

It's good to see a respectable short sale turn around from a bank within 42 days. From what I have seen banks are "seeing the light" and starting to take offers they would have turned down just a few months ago. Unfortunately though, the banks willingness to let properties go with little or no fight will mean larger drops in prices, thus current sellers will see REO sale comps put even more pressure on asking prices. When a short sale can cut 55% off from the previous sale, like in this case, it is not a time to sell unless you must.

Excellent point. If a seller doesn't need to sell they need to keep their property off the market right now. Buyers are only looking for 'deals' and there are enough properties for the buyers to choose from. Now, if a seller needs to sell we can assist but they have to understand where the market currently stands. Many buyers but they are all looking for a 'good deal'.
