. Our friends at Advanta-Clean remind us that along with the Sunshine...Summer is also Mold season...and you need a heads up ...eyes right to detect some of the moldsigns that this may be an issue in your home. 

   Here are some tips to help you prevent and identify mold in your home.

Summer Is Mold Season,

During warmer months, mold growth can thrive.

Here are a few tips to prevent mold:

  • Run your AC on hot days! Mold grows best in temps above 77 degrees Fahrenheit, so it's best to keep your air lower than that.
  • Keep indoor humidity below 50%. Run a dehumidifier if the humidity is higher to reduce the amount moisture in your air. 
  • Keep an eye out for condensation or moisture around your air ducts. Running the AC can cause condensation, that moisture provides a place for mold to grow.
  • Watch for any leaks in your roof. Discolored spots on the ceiling generally means there is a leak.
  • Check  to sure kitchen and Bathroom fans are properly exhausted - this is a frequent problem we see in home inspections in every price range...Luxury homes included. Improper exhaust to an attic can leave mold that is undetected by the homeowner.

Mold in our crawl spaces is always a danger in my area, Sally and David. So many people who turn off their AC's when they are not at home in our hot and humid climate don't have a clue what a danger that poses to their homes.

HI Sally K. & David L. Hanson - These are great tips for those who live in areas of higher humidity. Homeowners should be very aware of these conditions and you are helping to make them aware. 

I keep my AC at about 78º so I was alarmed until I checked the weather station and remembered... we don't have much humidity.  The interior is about 28% and outside is 8% right now.

Sally, I find most buyers when writing a contract, besides getting a home inspection, mold is usually the next thing they want to be inspected.

One of our grandsons is having a home inspection soon.  I know the inspector will find evidence of mold.  It will be interesting to find out just how much is in the home.

This is good advice to share. We frequently find mold in foreclosures that  have been vacant.
