Winnetka/North Shore Chicago 3rd Quarter Real Estate 

 

Below is a chart comparing home sales in the 3rd quarter of 2018 to 2019 for the villages of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield.

 

Even though these towns abut each other and are very similar, their home sale statistics vary in different areas.

 

WINNETKA

In Winnetka home sales fell in 2019 by 4.5%, and prices went down 7.5%. The list-to-sell price ratio remained the same at 91% and sales days on market went up 6%.

 

WILMETTE

Wimette home sales rose slightly from 304 to 309, the average sale price dropped by almost 8%. The list-to-sell ratio improved slightly while market time increased by 15%.

 

KENILWORTH

Home sales increased dramatically in 2018 - there had been a long slump there and buyers came out in droves to pick at reduced prices and weary sellers. So the difference in home sales between 2018 and 2019 is substantial - down by 27%. Home prices dropped only slightly though at 2.25% and market time crept up by 26%.

 

GLENCOE

Glencoe’s home sales dropped slightly - 7% and the home sale prices dipped just 2%. The list-to-sell ratio is exactly the same and days on market rose by just 4 days. 

 

NORTHFIELD

Northfield  has some encouraging numbers, both total home sales and sale prices rose in 2019 over 2018. Home sales rose 28 homes to 31 homes in 2019 and prices rose by almost 18%!

The last quarter of the year may be the slowest in real estate but serious sellers are smart to keep their homes on the market. It may be tempting to take it off but homes don’t sell if people can’t see them. And you could unwittingly help a competitor sell their home!

Selling Homes Changing Lives

Margaret Goss - WOW! I'm very familiar with these cities but it has been years since I was there. For as long as I remember, all five cities were desirable and excellent places to live. Your advice about sellers keeping their homes on the market is sound and true! There seems to be a lot of movement with companies and different reasons why people move and relocate. And the location close to Chicago O'Hare is optimal too!
