Who said NO ONE Buys homes in the Winter?

As the sun rises over NH, another great day is in store. Yesterday though, we had some controversy. I met with a seller who was interview 5 agents in order to choose one to list their home. I was the third of the 5 agents. The husband and wife were tag teaming the agents. You walk in, speak with the wife and the the husband gives you the tour. 

 

The one thing I did not really agree with was, they had 4 out of the 5 agents there at the same time. I would think they wanted more alone time which each agent to really get to know them and what they had to offer. 

 

I live for listing appointments and it is my time to shine. I sat with Mrs. Seller who asked me a series of questions. I answered each one with ease. We got interrupted a couple of times by a "really loud" agent who as she walked through the home, would shout things at the wife. It was annoying the wife and myself. 

 

It was my time for the tour and seeing the 5th agent had not showed up, the wife joined us. The wife asked a question to the group or slowly made our way through the home. "Was it better to wait until spring to list?" Tow of the agents jumped right in to answer talking over each other. Both of them said it was best to wait until spring. I think my mouth dropped open as the Mrs. Seller stared at me. 

 

What they said next almost had me falling over. One of the agents said this had been the slowest winter in real estate she could remember. The other agent agreed. The seller asked how long she had been in real estate. The 1st agent replies a year and the second agent replied he was licensed 5 years, but only works part time after he gets out of his other job. My mouth now went from open to holding back laughter.

 

Mr. Seller looked at Mrs Seller who looked at me. What say you, Mr. Godzyk? I let them know this has been one of the busiest winters in 34 years of real estate. That with the warmer winter, we did not see a slow down. That buyers are already looking trying to take advantage of the low interest rates. That in the spring, everyone lists, that makes now have less competition for the sellers. Agent 1 and 2 feverishly disagreed.

 

The sellers looked at each other and smiled. They said they were ready to sell now. That they need a home all on 1 level and now is the time to purchase. That makes now the time to sell. The 4th agent had already left. Agent 5 never showed and they walked agent 1 and 2 to the door. The last man standing was me. They loved my outlook and insight in the market. They also loved my positive approach. They agreed the best way to sell their home would be using a full time, full service local agent. They also loved my detail in what ther house was worth and why. 

 

 

 

I now share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Well, I for one, never said that, Scott. In fact, I'm always telling people homes sell quicker in winter and often at a premium due to lack of competition.

Hi Scott- I wonder if some agents just repeat what they hear?  In any event, best to go with an agent who really knows what the local market is.

I would have NEVER agreed to a 'group listing appointment'. 

Then again, agents can be so embarassingly overly-competitive that they blew it and cleared your path. So I could see you being unruffled, even amused,  knowing the players.

Our market IS seasonal, a resort/second home area. So residential here rises in Spring and falls in Fall . . . the best deals for investors are 'dead of Winter'.

As I write this, I am salivating over a 70 degree day finally after 3 50s with icy winds. So that's what a wimp I am!

I am not either Joe Pryor nd maybe earlier in my career, i may have slipped out the back door too. I am not sur ewhere this tactic comes from, but it is not the first time i have been involved in teh cattle call. I learned to focus on the seller, listen and make my presentaion based on wha their needs are. SOme tmes i dont get a great amount of time to talk so i have to do it quickly ad stand out

It is not the first time Will Hamm that i have been invited to a group interview. I dont like it but i now look at it like i am happy to have a chance. i need to get in the door and when i do, i usually prevail.

I really dont like winter Nina Hollander  or should i say i dont like the cold, but i do love winter markets as i can thrive while others are waiting for spring.

WOW! Firstly, what on EARTH was Agent #5 thinking - you just don't show up for a listing appointment?? I doubt that agent will last long in the biz.

Secondly, I've been preaching what you said for years too. We are a fnancial hub and the banks tend to announce their transfers in November. So, November and December are almost always busy for me. I hear most other agents saying how slow they are - can't figure out what market they're actually working in!! LOL
