Latest news on the York County, South Carolina real estate market and what it means for you...

 

First Quarter 2020 York County, South Carolina home sales kept the county a seller's market with just 1.7 months of inventory. York County includes the cities and towns of Clover, Catawba, Fort Mill, Lake Wylie, Rock Hill, Tega Cay, and York.

 

During the first quarter of 2020, York County experienced a drop in both inventory and months supply of homes compared with the same time frame one year ago. Days on market were 45 days, down 6.7%,  while cumulative days on market dropped 7.5% to 55 days.  Closed sales increased 1.1% year-over-year. Both the average and median sale prices of homes increased in York County year-over-year.

 

Clearly, these first quarter numbers do not reflect the outbreak of COVID-19 in March. Shelter at home orders in South Carolina and York County did not go into effect until April 1st, although school were closed earlier. What remains to be seen will be the impact of COVID-19 on York County's housing market in the second quarter of 2020.

Quarter 1, 2020 versus Quarter 1, 2019

 

York County, SC Housing Market Snapshot Quarter 1-2020

 

 

 

In the first quarter of 2020, York County saw a:

  • 4.7% increase in average sale prices (to 289,847) year-over-year.
  • 6.2% increase in median sale price (to $262,250) year-over-year.
  • 22.4% decrease in inventory of homes for sale year-over-year.
  • 1.1% increase in closed sales year-over-year.
  • 30.2% decrease in the months supply of homes (1.7 months supply) year-over-year.
  • Days on market year-over-year decreased 6.7% to 45 days compared with the first quarter of 2019.
  • 97.4% of original price received, indicating a small window of opportunity for buyers to negotiate on price.

To this day I miss the Russian Church just one block north of us on Park Avenue at 93rd Street (we were on the northeast corner of Park at 92nd)... if I didn't go to the Easter service, I could open my windows and hear the singing right in my apartment.

I enjoyed your York county market update. I don't know the layout of your counties, but ours can misleading. The county I live in is huge with hundreds of miles of coastline and a population of less than 50 thousand when everyone that owns property is present. When I look at the demographics its scary.

I looked up York county and found it. I think you give us loads of information and are extremely thorough and I thank you...

I am just a market nerd I guess, who, has been shut in too long...
